How do I choose my ski resort?
A family-friendly resort, dynamic or authentic? MGM has developments in over 30 resorts throughout the French Alps (Haute Savoie, Savoie, Isère and the Hautes Alpes). We will advise you on the resorts which best suit your criteria.

What are the advantages of the Leaseback developments?
The Leaseback system offers both an investment and personal pleasure through usage. It gives you the awesome benefit of financing the property net of VAT which MGM deals with for you. On top of this you can benefit from several weeks usage according to the leaseback option you choose.

What are the advantages of buying outright?
You can do as you wish with your property, live in it or let it through an agency.

MGM can put you in contact with our finance partners to look at euro mortgages to finance the property.

How does one get out of paying the tax fonciere the first 2 years of ownership?
Once you take delivery of the property, MGM deals with the declaration so that you are exonerated from paying the total amount for the first 2 years of ownership.

How do I choose my weeks usage?
According to the lease option you choose, you benefit from between 2 - 6 weeks usage split between the winter and summer seasons.

Is there an option without any personal usage?
There is no lease option with no usage, this way you get to enjoy your property for at least two weeks a year.

How is my apartment looked after?
Your apartment is entirely looked after by CGH, our management company; general cleaning, changing linen, maintenance (changing light bulbs, repair or replacement of worn or broken furniture...) Everything is taken care of for you so that you just have to relax and enjoy your holidays.

What is MGM's policy with regards to rental income?
MGM puts the emphasis on the quality of its constructions. All of our apartments are of exceptional quality and provide a superb invesment, as well as a guaranteed rental income.

What is the duration of the lease?
The lease is for 11 years with our management company CGH (sister company of MGM). After this there is a generally an obligation to renew for a further period taking the total lease period to 18 and sometimes 20 years. Depending on the development there is normally a possibility to break the lease by paying a penalty after the 11 year primary lease.

What costs will the owner pay?
The owner only pays a contribution to the maintenance charges as well as taxe fonciere.

When can I resell my apartment under the leaseback system?
As you are the freehold owner you can sell whenever you choose, and you would be selling the property with whatever period is remaining on the lease. Since 2006, you do not have to repay any proportion of the VAT back to the state when selling your property.
