To fully appreciate the art of living in Aix-les-Bains, MGM is developing a project right in the heart of the town, while adding a green lung to this rather urban area. Contemporary architecture and quality features characterise this very first MGM development in Aix-les-Bains, a spa town bathed in the waters of Lac du Bourget.
The 4 small buildings that make up the complex are characterised by their clean lines, wide openings and mansard roofs, echoing the palaces and hotels that are typical of Aix's heritage. Comprising 43 flats ranging from 1- to 4 bedrooms, the development is surrounded by wooded areas linked by planted paths. The whole complex is laid out around a central square, in the midst of which stands a majestic Gingko Baloba, recognisable by its heart-shaped leaves and flamboyant yellow leafy foliage in autumn. The Clos Marlioz landscaping project is an island of freshness and relaxation just a few streets from the shopping centre and the bustling city, creating a green space in the heart of a residential area.
Now more than ever, creating living spaces is part of the constant drive to ensure the sustainability of property and the environmental quality of buildings. This is why MGM makes landscape design an essential part of every project it undertakes.
Patrick Humblot, the landscape architect in charge of the project, gave an illustration of his approach, which consists of choosing each tree and each shrub to create a harmonious balance between flowering cycles, types of foliage and shades of colour. It's a harmony that begins with inspiration drawn from the natural environment of the site, and continues with the meticulous choice of wood species to give the plants their rightful place, while ensuring that the buildings blend into the landscape in the perfect way.

The Clos Marlioz complex embodies a balanced art of living. Boasting a privileged location between the centre of Aix-les-Bains, the shores of Lac du Bourget on the edge of the lake and the Massif des Bauges on the horizon, in this dream setting there is little to do to take advantage of the bustle of the spa town, You can soak up the bustle of the spa town, its shops and restaurants, choose the tranquillity of the neighbouring peaks, with the Dent du Chat and Mont Revard as your focal points, or let yourself be swept along by the waves of the lake, which offer a multitude of activities, from the most sporty to the most relaxing.

When it comes to interior comfort, MGM guarantees excellence. Oak parquet flooring in the bedrooms and full-height earthenware tiles in the bathrooms are just some of the features included, just as the layout of each flat opens onto large sliding windows to welcome the light from every angle.
Added features include underground garages and spacious outdoor areas - terraces, balconies or private gardens - for each flat, extending the idea of the MGM art of living.
